Grilling
Grilling enjoyment is not just about cooking; it is also ensuring safety while you grill for your family and friends. From burning hot metal to explosive liquids, the risk of grilling accidents is high if you fail to observe the proper procedure for outdoor cooking. There have been a number of people injured and property lost to careless grilling ventures.
A typical liquid propane cylinder holds about 20 pounds of propane with extra room that allows the liquid to expand. Do not overfill the cylinder and do not store it indoors. Should you wish to store your gas grill indoors, disconnect the tank and leave it outdoors in a safe place. It should be stored upright in an area with 120 degrees or less in temperature.
You should make it a point to check for gas leaks before and after grilling every time you disconnect and reconnect the regulator to the cylinder. Look for any alarming signs in your cylinder like dents, gouges, bulges, leakage or corrosion and have it checked by a supplier. Do not use anything in doubtful condition.
Grills should be placed at a distance of three feet away from houses, fences, trees and anything else that has propensity for burning. The location should be well ventilated, preferably outdoors. The person in charge of grilling should not be easily distracted from his/her duties, possessing a clear head when faced with unexpected emergencies.
Be prepared for any fire incident. Easy access to water or a fire extinguisher is a wise idea. However fire from gas grills should not be put out by water, as water can cause grease flares to literally explode. Make sure you know how to use the fire extinguisher since there will be no time to read the instruction when the time comes. The fastest way to put out flare-ups in gas grills is to quickly turn off all burners and open only when the fire is under controlled.
When lighting a gas grill, remember the 10 to 5 rule. If the grill fails to start within 10 seconds, turn off the gas and leave the lid open. Try again after 5 minutes.
Once you are done grilling, make sure that the fire is out. Turn off all control valves plus the tank valve. Any burning grease should be put out and the grill completely cooled before it is covered. Lastly, let common sense guide your actions.
Dumpster

There is a dumpster on the Mews property available to shareholders for a small fee if there is available space. The process for using the dumpster is as follows: Please contact John to see if there is room available and list the items to go in the dumpster.

B) Leave boxes that are not flattened in the dumpster - flatten them
before placing inside.
IMPORTANT GENERAL INFORMATION:
BUILDING WORK
Board approval must be obtained in advance of any work contemplated on the exterior of the building. Work that involves major construction may require you to sign an agreement for the purpose of safeguarding the integrity of the building’s structure and to protect the Corporation and its Tenants from legal liability. Any repairs that may be the responsibility of the Mews must have prior approval from the Mews Manager. Costs of over $100 require board approval in advance.
INTERIOR WORK
Private contractors should be advised: Work must be done Monday through Friday between 8:30 am and 4:30 pm. No work is to be done on major holidays. On special holidays such as Thanksgiving, which is viewed as a long weekend, work is to cease by 12:00 p.m. on the day prior to the holiday through the following Sunday. Likewise for Christmas; work to cease at 12:00 p.m. on the day prior to the holiday. The Board may authorize exceptions prior to work being started. The floors of each apartment must be covered with rugs or carpeting to the extent of at least 80% of the floor of each room except kitchens, bathrooms, closets, and foyers. It is the responsibility of the shareholder to provide a dumpster for the removal of debris. The dumpsters are to be removed as soon as they are full or by Friday, or whichever occurs first. It may be necessary to get a confirmed pick-up date in order to comply. The manager must approve of shareholder’s use of the Mews’ dumpster and a fee will be charged based on the amount of debris.
WINTER TEMPERATURES
Apartments must be kept at 50 degrees or higher, to prevent pipe freeze-ups during cold winter months.
FIREPLACES
Before lighting the fire, make sure that the damper is open (i.e. pull handle toward you). Ashes must be left in the fireplaces for at least 24 hours. (Ashes retain their heat for at least 24 hours even though they appear to be extinguished)

WATER SHUT-OFF VALVES:
Moving the shut-off valve from the crawlspace into individual unit, is prohibitive for the Mews corporation. These costs are high because they would also include restorative work after the location and installation of new pipes. If however individual owners want to make this change, they may do so but first must present constructions plans to the board.

SOLAR PANELS:
Solar paneling requires installation on the roof and we are just completed roof repair/replacement on all 3 buildings. We have concerns about the damage that installation may cause, however, it would require that each shareholder make an investment of upwards of $4,000 to convert to solar power.
